The wrong property has been chosen for development.

The 2006 CMP proposes development property along Greenbrier as Phase I.  This is Pine woods which is high in supply and low in demand in Northwest Florida.  There is no water front, no rail, and limited road access with a bottleneck (narrow right-of-way) on Greenbrier/Ten Mile Road to Highway 29. Demand for this property location by a significant research or technology firm would seem to be low.  

However, there are several hundred acres of hardwood forest prime waterfront property undeveloped along the western side of Thompson Bayou as part of West campus.  The Greenbrier route leaves this property inaccessible without major access roads.  See the Satellite view of Thompson Bayou Area and its viewshed.

There are many potential suitors who might be interested in a location in the hardwoods overlooking Thompson Bayou and Escambia Bay. Certainly marine interests would only consider the waterfront. The Thompson Bayou Development property is a beautifully sloping and full of hard woods.  The property overlooks Escambia River and the upper reaches of Escambia Bay.  This is one of Pensacola's beautiful properties.  Why waste it?


The Phase I Development Property is accessible now by hiking/biking trails.  A two mile walk from a trail entrance opposite 1345 Greenbrier will show this property and its lack of distinctive character.  It is, however, a beautiful pine forest walk (that I have made daily for 35 years).
